Building & Planning

West Coast Council's planning and building department is focused on ensuring that use and development within the municipality is compliant with the West Coast Planning Scheme and State Legislation.

Planning

Land use and development within the West Coast municipality is controlled by the West Coast Planning Scheme West%20Coast%20Planning%20Scheme (2101 kb).  All use and development other then the list of exemptions included within the West Coast Planning Scheme require the approval of Council.  The Planning Approval process regulates use and development of land with all applications being assessed against Council's planning scheme and the State's planning legislation.

The zones used within the West Coast Planning Scheme are:

  • Urban
  • Commercial
  • Natural Resources
  • Environmental Protection

Classes of use are defined within each zone and viewing the West Coast Zoning Maps West%20Coast%20Zoning%20Maps (1197 kb) can assist property owners and developers in understanding what is permitted on properties.

Building

From the 1st October 2007 Council no longer provides Building Surveying Services.  Any person wishing to undertake building works is required to lodge their application with a private building surveyor prior to lodging the application with Council for approval.

Council no longer assesses applications to ensure compliance with the Building Code of Australia.  This process is undertaken by a private building surveyor.  A Certificate of Likely Compliance will be issued with approved plans.  Council will require the Certificate of Likely Compliance and approved plans to be lodged with completed application forms so a building permit can be issued.

Planning and Plumbing approvals are still undertaken primarily by Council and these processes still need to be undertaken prior to a building permit being issued should approval be required.
